Let’s talk about something that doesn’t get enough airtime in the UK property world: buying agents.
If you’re not familiar with what a buying agent does, don’t worry, you’re not alone. While it’s super common in the US to have someone act on your behalf when purchasing a home, using a buying agent in the UK? It’s still a bit of a secret weapon over here. But honestly? I recently used one for my own property purchase, and I can genuinely say it was one of the best decisions I made. Here’s why I think now, especially as we head into a busy September market, is the perfect time to consider having a buying agent in your corner.
What is a buying agent?
Think of them as your personal property matchmaker, negotiator, and market expert all rolled into one. While estate agents work on behalf of sellers to get the best price and terms for the seller, a buying agent works exclusively for you; the buyer.
They help source properties (often off-market), arrange viewings, advise on pricing, handle negotiations, and manage the whole process right through to exchange.
Basically, they take the stress off your plate and make sure you’re getting the best deal possible.
Why I used one and why I’d do it again.
When I started house hunting for myself recently, I realised just how full-on it can be. Even as a broker, juggling work, viewings, and trying to make smart decisions in a fast-moving market felt overwhelming.
That’s when I turned to my friend (a brilliant buying agent) and honestly, the value she added was next level. She found properties I’d never have spotted, took on the back-and-forth with agents, and gave me the confidence to make the right offer at the right time. It wasn’t just helpful, it felt like a power move.
September is coming and so is market competition.
September is traditionally one of the busiest times of year for the property market. Everyone’s back from summer holidays, school is back in session, and both buyers and sellers are feeling the end-of-year pressure.
That means more competition.
Having a buying agent on your side can give you a serious edge. They can move quickly, spot opportunities before they hit Rightmove, and make sure your offer stands out, not just in price, but in presentation and professionalism.
And in a competitive market, that can make all the difference.
We have someone sell for us so why not buy for us too?
It’s funny, isn’t it? We’d never sell a property without an agent representing us. We rely on them to handle pricing, strategy, marketing, and negotiations because we know it’s worth it.
So why don’t we give ourselves that same advantage when we’re buying?
Buying is a huge investment. Having expert guidance, negotiation support, and someone who truly has your back makes the whole process smarter, smoother, and often, more successful.
Final thoughts.
Using a buying agent might not be the “norm” in the UK (yet) but it’s something I truly believe more people should consider, especially in a busy market. I’ve seen the difference it makes first-hand, and I’ll absolutely do it again.
If you’re about to start house hunting and want to chat more about how a buying agent could help, feel free to reach out. And if you want a personal recommendation, I know someone brilliant, just ask.
Your home may be repossessed if you do not keep up repayments on your mortgage.
